1 Bump

We are seriously considering selling our house...

any advice? I've never sold a house, and I'm totally ignorant. I have an old boyfriend that lives over the mountain from us that is in real estate. If we sell we would probably go through him.

So any advice?

  • Clean your house up. Take half of your stuff out and put it in storage. Depersonalize your house. Paint the wall a neutral color.  When showing the house open all the blinds, turn all the lights on and spray air freshener  though the whole house.

  • buying and selling a house can be emotional. depending on this old boyfriend relationship, that may be a bad idea.

    I think Louise covered the most of it. finish all those projects you wanted to do forever and then turn the keys over to someone else. :)

  • Are you going to buy another house? Not having a house payment would totall make my lfe much bette,, maybe you can use the proftis to buy the neighbor's some dog food,, LOL!

    anyway, you can be more patient about offers and such,, so listen to your real estate guy,price it fair, and don' budge.

  • Aww sweetie your fine,, Have you thought about listing the house as a vacation rental?? Sleeps alot of people, close to the river, etc,, you might be able to rake in some serious cash. I don't think you should sell it,, if you don't spend the money on another home within 2 years you wil be liable for capital gains tax (about 30%).. so paid for stay put,, now if SO gets a job offer somewhere else,, then by all means sell it girl sell it. I am going to google jobs in your area w/my company,, you would be a natural.

  • Will rent be more or less than property taxes? That is what I would consider before selling a home that is paid off. Relocating is expensive-

  • People do not want to see a lot of your stuff cloging the house. You want to make the rooms look and big as you can. Take every thing out you do not need. Take everything off your kitchen counters. go through all the closets to and decluter.

  • It is a buyers market right now so consider the amount you would be willing to take for the house and research to see if it is even possible. Depending on where you are you may not be able to eve get close to what you feel your house is worth or what you need to pay it off and buy another.

  • paid off or not it is a HUGE consideration, again depending on your area. Here houses normally go for 150-250 thousand and with the market drop they are having to compete with auction and shot sales going for between 60-100 thousand.

  • Paint the doorway, weed, trim, etc outside. First impressions are biggies. When you declutter the inside don't forget the outside. Get rid of cutsy gnomes, birdhouses, etc. You can have one or two but don't have a whole yard/flower garden full. Don't forget the garage while you're at it. Make sure the gutters are cleaned out. Nothing looks worse to a buyer pulling into a driveway then seeing seedlings growing out of the gutters. Clean windows inside and out. If your walls are clean but you can't see outside for all the dirt.......

    Have someone impartial visit your home when you're done and have them look at it from the eyes of the buyer. Personally I liked a couple of photos of kids on the wall as it gave me the feeling that it was a home kids could live in but an entire wall would have turned me off.

  • Clean the house so it is showroom or magazine ready. Fix everything that can be fixed. Make sure your house smells fresh and clean. Sometimes putting Bounce dryer sheets around the house, hidden of course, will do the trick. If you are going to use a realtor, you can negotiate the percentage rate that they take. You are not limited to 6%.
