Renting out a mobile home ?

So me and my husband have decided to take a big step and buy a new home !! We have also decided to take another big step and rent our current 3br 2ba mobile home with 2 acres out .. so I'm looking for experience with other mamas in this dept. and see if anyone has any tips - we have leased land out for hay and corn or whatnot but never an actual home. Any insight to being a land lord would be great !

  • Have a good lease and make it very clear what utilities the tenant is responsible for. Do a credit check and background check on any potential tenant after they fill out an application. Have a substantial deposit. Do a thorough walk through once you decide on someone. Take pictures of the home's condition, inside and out, beforehand and show them at the walk through. Keep all paperwork organized and give monthly receipts. GL

  • Have a lawyer look over all the paperwork to make sure everything would hold up in court. Try to rent it by word of mouth first. You're more likely to get a good renter.

  • 1st and last months rent, no if ands or buts. You need to decide if you are going to mow, rake, shovel snow, or expect them to do it. Make sure they have renter's insurance, and make sure your homeowners insurance is up to date! Be sure to ask about pets, and also schedule a day every month to change filters, pest control etc. BE very clear on the amount of people who are allowed to occupy the space. I once rented to a couple, and they moved 12 relatives in with them. Good luck!

  • if anything needs fixed do it before you rent, also get a lawyer to make your contracts!!! Look up rent in your area so you rent at a competitive rate. 3 BD 2 bath apartments here depending on the area go anywhere from 800-1000 a month! Also ask about pets and make sure you and your dh agree on terms of renting (ex who mows, does repairs, pets no pets, who you want to rent to etc ) background checks and get as many references as you can and trust your gut!
