What is the best way to clean and perk up hardwood floors?

We have lived in our house for ten years and though they were refinished before we moved in, the floors need deep cleaning and refurbishing now. I usually use Murphy's soap and a special low moisture sponge mop and dry with rags.

Any tips on how to deal with worn looking areas or black stuff that is in the crevices and won't come off?

Thanks, I'm stressing here. It needs to look good to sell the place.
