law on arizona and air conditioning NOT working in apt complex...HELP!! my ister a/c isnt working and she has 2 children...

my sisters A/C unit has been giving her problems for a year. it runs alll day long and does not get below 78 in her apt.

well since last night her A/C hasn't been working. she told the apt this morning when they opened, and called again 2 hours later. They still arent there and its been almost an additional 2 hours.

Its 85 degrees in her apt and she has a newborn and a 4 yr old. and its been over 12 hours since the a/c went out.

does anyone know the law about this? we live in the same apt and they had the maint guy come to my apt first to fix my clogged sink he should have gone to her apt first!

these apts are just trouble.

so, anyone know the law about having to provide ac in a complex in arizona??

and/or what would you do in her situation?

  • Normally emergency situations like that are only given 24 hours after notifying your landlord..

  • Why not just have your sisters kids at your house until its fixed? Im not sure about a law, but it would logically be the right move to have them at your place if its hot at hers

  • Is air conditioning a part of her lease agreement?
    If it is. Then the management is responsible for up keep and maintenance..
    If air it is not part of the lease/rental agreement (management provides and is responsible for mainenance/upkeep of a/c) then she is responsible for the a/c and she will need to have it fixed herself.

    Also. What is AZ's renter's laws like in regards to this issue?

    What her options are.. Is really dependent on her lease/rental agreement. And AZ renter's law.

  • why doesn't she physically walk down to the leasing office instead of calling. Im sure if she starts an uproar, (which is wha ti would do if i had 2 yound children) then they will listen! Watch the kids for her, while she walks down to the leasing office :)

  • If it is in the lease agreement that they are to provide the A/C.. Then they are to provide the upkeep and maintenance as well.. Just like they have to provide the upkeep/maintenance on her fridge or stove...

    Have her check her lease to see what it states about the amount of lapsed time allowed/given for maintenance request to be taken care of. Some leases give 24hour, some 48, some 72... If it's an emergency situation, them most places are required to address it ASAP. But, (and yes I know how hot it is there..etc.. especially with small children) I'm not sure if this would qualify as that sort of emergency. That's usually plumbing problems, etc.
