So after our final offer, the owner accepted. We signed all the papers. Now we have to get an inspection, which doesn't really worry me, because as far as I can see, it's in very good condition, then we have to get our loan approved, we have already been preapproved. Can something bad still happen, where we would still not get the house? Is it common to lose your house after making these steps? I know it's possible, but does it happen all that much?

  • Things that can go wrong ..

    Seller backs out
    Inspecter finds serious damages to the home to make it out of your price range to repair.
    Or the loan doesn't go through for whatever reason.

    However, the seller rarely backs out. They wouldn't take it this far if they didn't want the house sold. The Inspection can come upon things that are wrong with the home that aren't visable to the untrained eye. However, in most all cases it's nothing major. And if you're already preapproved then you should be golden.

  • The inspection could turn up some negative things, but even then you can rewrite your offer to include them being fixed. Or yes the seller could back out but it almost never happens. In this economy people are thrilled to have their homes don't worry honey just sit back and be HAPPY!!!! Im sure you just dont want to be let down, but you wont!!!!!!!!!

  • We've been out bid or had ppl offer more than us and it wasn't a shortsale and it does happen alot we've had it happen w every house we've made an offer on..

  • We've been farther than that - loan was preapproved, we made an offer, offer was accepted, house was inspected, everything was going great, then 6 weeks later we finally found out our load wasn't getting the final approval. Do NOT count your chickens before they hatch - all kind of things can go wrong.
