What to consider when renting a house?

We've already covered who will be responsible for repairs, upkeep, etc. We would be the first renters in this house since the current owner purchased and renovated it (including adding rooms), so he doesn't have information about past bills. We know what appliances will be included, what the rent and security deposit will be.

Is there anything else that should be addressed before making our decision?

  • How long the lease is for and what happens if you need to get out of it. Are you able to call and get things repaired or are you doing to need to wait for the landlord to it. I know that is an issue with alot of people

  • I would check this site out: http://www.rentalforeclosure.com/ and make sure the house you're interested isn't in trouble. I've had three friends evicted with less than 48 hours of notice because their landlords went into foreclosure.  Also, discuss inspections.  How often will they be able to enter the property and how much notice do they plan to give you?

  • Finding out if they are up to date on paying the mortgage so that the bank will not foreclose out from under you.
