  • You will ALWAYS spend more moving in than you expect... movers, new trash cans, cleaning products, light bulbs, etc. etc. etc....

    Dont max out your budget... you never know what curve balls life will throw you. If you can buy a 400,000 home... buy a 350,000 instead.

  • Have a nice savings account because as a homeowner everything is your responsibility.

  • Make sure you have a home inspection done. Even if it seems expensive, it's not as expensive as the problems you could find yourself dealing with if you don't have one.

  • Pay for a really good inspector. You don't want to find out 3 months from now your walls are full of asbestos

  • Look at LOTS and LOTS of homes, and I don't mean drive by and see how the outside looks. The more you look, the more of an idea you will get of whether or not a house is in good condition or is competitively priced for what it is. And for god's sake, get a home inspection.

  • Never go with the amount they say you can afford. Only buy according to what you KNOW you can handle.
    Get the inspection even if you have to pay for it.
