  • It depends. If there is a written contract, then you can totally take them to court...but you dont have to! It really is up to you and how you feel is the best way to handle the situation.

  • Each state is different and you really need to talk with a lawyer about the specifics of your case. As a landlord we actually have several tenants that have been evicted legally and owe us thousands of dollars, but in our state there isn't much we can do about it.
