What should I do if my landlord refuses to fix my oven?

so about 4-5 weeks ago our landlord finally called some one to look at our oven. it was the heating element he didnt have that part and needed to order it well its now been 3 weeks and still waiting for the part were calling the stove guy again tomorrow to see whats going on if its no there ( part ) should i say something to him or lanlord? we cant use our oven i cant cook in it and cant bake cookies we have 4 kids this is getting me irked....

  • I would tell him if it's not fixed soon I wasn't paying the rent. We had the same problem when our dishwasher went out. They work faster when they are at risk of losing money

  • I would tell him that if the parts not in by friday, then he's buying a new stove for your apartment, or you aren't paying the rent.

  • Idk how the laws are where you're at.... but I know here, if you can't function in your home normally (meaning hot water, electricity, heat/cooling systems, property included appliances, carpet, walls, etc) , and the Landlord doesn't take immediate action you can move out and live in a hotel until its fixed. And the landlord has to pay for that.

    Check into the renters laws for your area. You might have a lot more rights then you realize....

  • i told my dh that i would contact the landlord ( slumlord) and tell him to make sure to get on the stove guy and get it fixed or i was gonna put rent in an excrow account dh said no its out of lanlords hands now my thing is shouldnt he be the one to call the stove guy and get this done we had to grill on x mas eve for our family gathering ( 15) people we were gonna make a ham. but no oven. and lanlord came by this am to get rent which i was still sleeping ( happy about that ) and he didnt even knock just grabed rent. its like lanlord or stove guy made us last priority..

  • I've been thru this kind of thing with a crappy landlord which we eventually had to move out cause he didn't pay the mortgage and it was foreclosed on but anyways. Here in washington state there is laws with heat and water must be fixed in 24hrs. Refridge and stoves and stuff its 4 days I think. If they don't fix it in four days you can send them a letter or talk to them on the phone let them know if its not fixed in that amount of time you can legally pay for the repay or replace the item and just deduct it from your rent. I had my fridge go out after I just did a huge grocery shop it would only turn on if you fiddled with the temp control every few hours and she wanted me to wait like a week and half for a repair man and it was a 15 year old fridge so after clearly stating the rules I found online so we got to go pick our a brand new fridge and deduct it from our rent.
