When looking for a house, what are your top 5 things that are important?

We've been talking about possibly selling our house and moving, however we have some pretty big wishes about what we want in a new house.

Our top five are location, acreage, heating source, useable basement and cost. 


We have three locations we'd chose from, we want at least an acre of land but perferably more, we want to get away from heating oil and either have natural gas, coal or wood heat. Our home now does not have useable basement and we really want to have a basement we could finish and use for the kids/family and of course cost plays a role in what we'd want to buy.


What about you? What do you think is important in buying a home?

1. Big kitchen
2. bedrooms all on same floor

Size of the kitchen and counter space, storage space, openness and light inside.

ours are: good schools, waterproof basement (if have one), good roof, updated kitchen and bath

We've done this several times. Our most important thing 100% of the time was location. This is specifically for resale value, and neighborhood (type of neighbors you will have, and schools available there).

Then, property- adequate space for what we wanted. We are in the city, so we usually look on the outskirts (not county due to water issues), and look for a few acres.

Next, was ability to alter or add on. We usually bought small and enlarged, but need to make sure you have the space, can get the permits, no homeowners or CCand R restrictions, etc.

Then, while new was never important to us, we wanted it to be move in ready, at least habitable. One place, intentionally, we bought but we couldn't move in for several months. We had tons of things to fix just in order to live in it. That was a good deal at the time though, and we save TONS of money, later to recoup it when we sold.
