Recently I posted about the house that I am currently living in and how the fireplace leaks... I found us a rent house, but my SO would rather stay here and work on fixing this house. Why is it so hard for him to understand that I want to get out of this house because of the carpet next to the fireplace is probably infested with mold, and the landlord won't let us pull it up.

Maybe you need to dish out some money & have a professional home inspector come in ... that may be the only way to convince everyone of what needs to be done ....................... you, SO and the homeowner. Then if mold is a real problem, & in that case it could be a health hazard, you very well may be able to charge the homeowner or at the very least get all new flooring period.
