Not here to bash and I don't want others to bash. I myself live in a doublewide. But tell me real quick, when you access the trailer does it show as personal property or real estate property? This is if you own the trailer and no land. Are you paying personal property tax on it or real estate tax on it?

Its personal property in my state and from what I read most states are like that. You dont pay property taxes and you are not protected from foreclosure laws. I own my mobile home but not the land.

Own the home not the land. I guess it depends on state because I have to pay taxes.

In my state it is personal property. My mom pays personal property on hers. I live on my grandparents land and the tax accessor is charging me for real estate. I don't own any real estate. They are refusing to correct it and they are charging me for personal and real estate property on a property I don't own and once again they are refusing to correct it. Now I can't tag my vehicle because I'm refusing to pay the taxes. It's a big mess.

Doesn't real estate have to include land?
