DSS wants to move in. Bedroom ideas?

DSS wants to come live with us, which is fine, I love him to pieces, but I am not sure how we are going to plan a bedroom for him to share with DS, who is 2.  DSS is 11 and while he loves his brother to death, and is used to many small kids not respecting his personal space (his mother has 4 other kids now).  I would love to give him something of his own space.  The room the boys would share would be 9X10 ft. Anyone have any cute Ideas or suggestions.  Oh and the reason we can't get a 3 bedroom is because the rent would double at a minimum, and while we could afford that, I would rather spend that money on the boys, their activities, and college fund.

I've always thought those bunk beds with the desk or tent area underneath were cool!

Give him the master bedroom and start sleeping in the living room? Or make the garage another bedroom?

bunk beds. do you have a play area in addition to a bedroom?

at our house bedrooms are for sleeping, toys and whatnot stay in the playroom.

Once we converted a walk in closet into a nursery and a dining rom into a bedroom. Or you could get DSS a loft bed and put the crib/toddler bed under it to save room.

 I did this. Put a pull out couch in the livingroom for myself.

We could do that but the master is 9X11 so not much of a difference.

The living room is for playing. That is where all toys and such are kept for both boys. Bedrooms are or sleeping and ideally for changing clothes, but apparently only I follow the last one.
