Perfect house, perfect location, perfect price...what do I do?

We found the perfect house.  It even has an extra bedroom, 4 instead of 3 and the price is perfect for us.  We love the location, the schools in the district, everything is perfect but ONE thing is holding me back from making an offer.  There's no yard.  LIke none.  However we'd have a beach.

Should I sacrifice a yard for the kids to play in for a beach that the kids can play on? I know they would love the beach in the summer, and there's a park literally two minutes from the house, but during the winter it wouldn't be so fun right?  Should we keep looking?  Buy this one?

Advice please!!!  And thank you!!!

I wouldn't live in a house without a yard. Dd goes outside to play multiple times a day. I like that she can be outside and I can still do what needs to be done in the house while keeping an eye on her.

Is the beach right out your back door? Do you have to walk to it? I think I could live with no yard as long as the area offered plenty of other places for my kids to play.

Then go for it. Be prepared for your taxes and home insurance to go up.

That's why I'm on the fence.  There could be absolutely no way they could go out unsupervised.  There are stairs that lead to the beach and I can put a gate at the top of the stairs, I already measured, but it wouldn't stop them from just freewheeling it down the embankment. :)
