But you had to pick between these 3 areas, where would, you go?

1. Bend OR- beautiful vacation type area, high desert, but secluded from (3-4 hours) to portland, 5 hours to the beach, 8 hours to family.4 seasons weather.

2. Gardnerville NV/lake tahoe area. Hour to reno, hour to yosemite, 4 hours to san francisco. 4 hours to any family. 4 seasons.

3. Clovis CA- 2 hours away from family, 3 hours to the beach, 2 hours to Yosemite but it's hot AF, hotter than NV. And the surrounding areas aren't very nice,( fresno is horrible.)

Where would you pick?

True! But NV has lower property taxes and no state income tax.

I live in eugene OR now, I'm from califotnia. I've been to bend, and fresno, haven't been to gardnerville but my family goes to Yosemite multiple times a year and they have all been there. They recommended it because we want to move from eugene, there's too much rain and too many homeless people here.

Well there you go. Personally I wouldnt choose California. So split the difference and pick NV.
