Help I need info on VA Home loans.

Right now we live in my moms basement and my hubby is shipping out here real soon. My mom decided to spring that she was selling the house. So now I have to find a place to live with my three kidos and one on the way. We can't really find a good place to rent and we are a big family and we really need a house for us. So I really need help on getting info for VA home loans if you have info please let me know. thank you

We have a VA loan from NAvy Federal Credit union. It can all be done over the phone. I think ya need $250.00 for the cost of paper work but If i rem. correctly you could incorp. that in your loan if you didn't have the cash.BUT from the time you fill the paper work out till the time you close on your house is a certain amount of days its either 30 or 60. I forgot but we were sweating cause we made ours by 2 days... If you can't close in the time frame they give you, you have to re apply and get charged again! and its alot of faxing as well! good luck any more questions you have I will try to ans.

We have a VA loan through USAA.  I would have prefered to go through a local bank like we did for our first VA loan when my dh was active duty, but we are no where near a military base and the local banks had no clue what they were talking about with VA loans, and I didn't want them to screw it up!  The VA website has tons of info: www.homeloans.va.gov  You will need to request a Certificate of Eligibility, we got one before we even applied for a loan to make sure it wouldn't delay anything. You can get pre-approved (they pull your credit) to see how much you qualify for, and to make sure your credit is good enough to qualify.  When we bought our house we couldn't even look at houses without a pre-approval!  Most places generally take 60 days to close a VA loan from my experience, because they have to go through the VA for approval, which can be a slow process.  Our first house we moved in before closing and paid rent.

We also got our current mortgage through USAA, and it was by far the LEAST stressful mortgage process we have done.  This is our 2nd VA mortgage that we have done.

If you contact them, they will walk you through all the steps in order for you to purchase a home.  If I remember correctly, they gave me pre-approval to buy a home within 30 minutes after I gave them details about my husband's employment, etc.

We didn't use USAA for our VA loan, but we do use them for our car and home insurance and we used them for our home equity line of credit.  Their customer service is beyond fantastic.  The guy helping us with our HELOC was soooo great!  He'd call us just to see how things were going.  If we had a question and didn't get him and left a voice mail, he was very fast in returning our calls.  I highly suggest them. 

When we bought our house 8 years ago, we just went to the mortgage people our real estate agent uses and they did the VA paperwork for us.  It did take about 2 months to close.

We tried to get a VA Loan when we got our first house, but it didn't work, my husband had been in the guard for 2 years at the time and they wouldn't approve him, his credit was fine and all but it was a civilian bank and I don't think they knew what they were talking about.  He says that he thinks you have to be in the military for 6 years before you can get approved at least for the guard but he's not really sure about that.  We would probably go through USAA because that is where we have our house insurance, we did have our car insurance through them but we've always had bad luck with their car insurance, they cancelled it on us for the second time because someone hit me in Walmart parking lot and they raised our rates but didn't tell us about it until after they cancelled our insurance.  We're having problems with the house insurance right now because our house burned down and we're going through hell with them and the cops (see my post HELP!! and it will explain better), but i'm not sure how USAA is with loans.

our mortgage is with USAA also - they were great - they also have something they call movers advantage that helps you find an agent (and if you buy a house using that person there is a cash bonus back to you at closing), and someone on their side that will explain everything you could ever want to know and check in with you

On another note - they were great when my DH deployed, I just called them and they adjusted our interest rate on the spot - everyone else wanted copies of orders and POA and.....

VA loans can be difficult to get, but when you get it, it is definately worth it! You need to contact a loan officer who has experience with these, or the process can be long. What you will need are all of his papers showing that he is eligable for the VA loan (that might be a DD-214 or something like that). Then you need to get pre-approved for a loan amount, then start looking for a house. When you find the house, an appraiser from the VA will come look at it and then you get approved. Those are the basics. One thing to note is that the VA inspector/appraiser is much harder to pass than a civilian appraiser. Good Luck!!

 What does your DH being deployed have to do with it? Does it lower interest rate or something while he is deployed? My Dh and I are currently seeking info on purchasing a home but he will be deploying in a few months.
