Going to try and keep this short and sweet. (as much as possible)

I paid a pet deposit of $200 when I got my cat, my cat ran away about two months later. I decided a dog would be a better match for me and my son anyways (the cat was terrified of him because he is loud) so I adopted a dog. I called the office so I could change the description of my pet on the forms and the manager told me that the pet deposit is "non-transferable" meaning that even though I no longer have the animal in my dwelling I cant get the deposit back until my lease ends and I move out, and I cant use that deposit for any other animals.

The wording on the Lease is "You may only keep the animal described below. You may not substitute any other animal for this one."  

I understand Icant get the deposit back but it doesnt say "NON-TRANSFERABLE" When I worked in leasing and in all the years I've lived in apartments I always understood the quote above to mean that I couldnt just assume that the deposit was ok for whatever animal I decided to get, I had to have the proper description on it. And that the main reason for this regulation was to keep people from having unauthorized animals and breeds on the property and being like "oh i already paid my deposit what does it matter" I didnt realize that I couldnt come in and CHANGE the description of that animal if the original animal no longer exsist in my home.

Make sense? I talked to the property manager and she was going to see what she could work out with the management company...I just think it is absurd that they want me to pay an Additional $200 deposit and an Additional $10 a month (on top of the $10 Im paying for the non-exsistant Cat) when I only have ONE animal in my apartment.

 Well, if you don't have the animal you should be able to cancel the pet agreement. Then they can come in and inspect to see if there is any animal damage to your carpets, etc and refund you the deposit  if there is no damage. Then, you can turn around and make another deposit with what they gave you back. At least, that is what SHOULD happen. Good luck.

so do you have to make another deposit to get another pet? if so, ide just get the pet and not say anything. If its big complex they willprobably never evennotice. Uf they did you could say you are watching the animal for  friend.

It's very clearly outlined that you can not "pet sit" and guest cannot bring animals over, I alread got fined $100 last summer because my sister came down for 2 weeks and brought her dog.

They are super anal about the lease guidlines :-(

Your lease clearly states that you may not substitute any other animal for this one, and you may only keep the animal described below. That means that it is NON TRANSFERABLE!!

As I already stated----I understood it to mean that you can not keep an animal other than the one listed, so if you CHANGE the one listed then you are not in violation-- it does NOT say the DEPOSIT is non-transferable it does however says it is Non-refundable-- but thank you for your opinion on the wording.

i understand its frustrating but the only options were to go to the management company when the first cat disappeared and told them that. 
then also get permission to get another animal.  it would have been no biggie if the cat was gone and you just got a new cat.  then it wouldnt even matter... like.... just dont say anything.
but you got a DIFFERENT animal... a dog.  there are different things a dog can do to damage a home.  MORE that it can do to damage a home.

THAT is exactly what is so frustrating.. I DID apartment leasing so I *thought* I had a pretty damn good understanding of the lease, so it never occured to me to go to them and ask permission.. I had the deposit, I was going to do the right thing and change the animal.. the deposit is the same for a cat or a dog-- I only had the cat for 2 months and she did ZERO damage to the apartment and is GONE--never to return (lol).

Im just hoping the management company will be willing to work with me, I spent nearly $200 on the dog and his supplies as an early Christmas present to myself, I still have to get him neutered and get his shots because the previous owner hasnt returned my calls about his shots, plus heartworm prevention so that's another over $200.. NOW I have to spend ANOTHER 200 on a deposit that I ALREADY have! (oh and my $1000 Front loader washing machine broke yesterday so Im just really feeling the money crunch right now ugh)
