In Georgia, we have a rural development loan. It's 100% financing (no down payment) and doesn't have PMI (private mortgage insurance) that would be a good type of loan for you! Just call around and see if any banks/mortgage lenders are offering 100% financing.

I know u need at least 3.5% down if ur gonna go the fha route.
How is your credit??

There will be more houses. Don't buy a house with zero savings. In addition to down payment and closing costs. It be very smart to have extra savings you never know when u might need to repair or replace things as a homeowner. If u can get preapproved they prolly can estimate how much closing will be. I hear its typically 3 to 5% of the home price.

There are tons of programs - you should get realtor and they can really point you in the direction of those open to your situation where you live.

I really think going into homeownership without a DP and saving is a bad choice.

BUt good luck to you.

save money. there's no other way. it's not an instant thing. you have to work at it with set goals and acheive them first.

I agree save money first - we saved for a while and were able to put 10 percent down, good luck to you:)

I thought this post was going to be about filing for the first time home buyers on taxs. Lol. We did that not long ago. But we lived in our home for two years before we started buying it almost 3 years ago so Im no help in your situation. Since we were already living here we just renewed our rental lease into a rent to own lease. Good luck momma. I hope you can get your home.
