I just informed my tenant that there would be a rent increase...

and I have never been called more disgusting names!
Except in CM on a few occasions.

I've done nothing wrong. But yet she decided to threaten me?

*note*this chick has 2 small kids..no help from dad and has never been disrespectful or what I would coonsider a less than stellar tenant before.
What would YOU do?

I'd give it some time, then try to talk to her again.

Based on what you've said, is it possible she won't be able to afford living there if you raise the rent?  It's possible she's just freaking out b/c she has these hardships, has tried to be a stellar tenant, and is now afraid of living on the street...

If she is a stellar enough tenant and you feel for her, ask if you two can talk it out.

Why are you raising rent?  By how much?  Is there any wiggle room?

Raises in rent are going to happen at lease renewal time. If you are providing her with proper notice....she needs to put on her big girl pants.

She may just be nervous she isn't going to be able to afford it anymore.

I would just let it go. People get emotional over money and that increase could have easily put her in a very bad spot financially so she started to stress out.

 Was she on a discounted rent prior? I don't blame you for being irritated. How did she threaten you? That would be my deciding factor on not allowing her to renew her lease or not.
