Rental Renewal FEE?

When you place your renter in someone's listing for a year because in FL you can only write residential contracts for 1 year and then that tenant decides to stay another year - do you as the renters agent get another fee? Because that was your customer??   or do you just chalk it up?

or Do you write that in the original contract?  that upon renewal some type of commission is due?

Hmmm? how do you do it?

My broker pays a percentage of the original commission when a tenant renews. We're never the tenant's agent, though, even though we keep all our rental listings in-house. We always work for the landlord and with the tenant.
