We moved in to our current house late Dec. (Dec 20th to be exact)
The owner doesnt live near here so she has a "manager" taking care of things.
So the managers seemed very nice. Totally down to earth and understanding. They told us when we signed the lease if we are ever late of rent its totally OK just to let them know BEFORE the day rent is due. My SO works out of state a lot so this was nice to hear. Sometimes we dont get his checks until he gets back to town.
OK Well our electric company made the owner put the electric in their name for a while because they had to instal a meter, and I guess that came with a bunch of paper work that had to be cleared before we could transfer service to our name. (Thats how it was explained to me)
No biggie. Owner assured us she'd give us plenty of notice to pay the bill (as in tell us AS SOON AS the bill came in) as well as plenty of notice when it was cleared to transfer service to our name.
Well one day the manager came knockin on our door. "Electric is due. $300.00 and the owner asked that you go ahead and transfer service to your name". OK awesome. He says to "Just call OG&E and they will let us make the payment" . Alright. I call. Oh low and behold they refuse to let us pay. Why? Because the bill was 1) DUE NOW! (OGE gives 1 and a 1/2- 2 weeks notice before bills are due. So I was very upset that the owner didnt tell us especially since I had been asking about the bill for weeks and kept being told "Its not in yet" by the managers.) and 2) THEY CUT OFF SERVICE! OGE was going to come and turn us off THAT DAY.
How is coming to us THE DAY OF "plenty of notice"????? So in order to avoid cut off we switched it to our name right away and had to crap out $500.
Manager came by yesterday saying the owner was complaining that the OGE bill from last month wasnt paid. (I wasnt able to get ahold of them after I talked to OGE) I explained that because the owner cut us off the way they did we couldnt pay the extra $300 until next pay check. And that I wasnt happy with how they handled things after promising to give us notice. I explained that they could either have rent on time, or have the electric bill. Thanks to that $500 we werent expecting to have to pay (the way it was explained to us was that when they TRANSFER service there wouldnt be another deposit. but because they CUT IT OFF we got stuck with it) it screwed us over. I couldnt pay my car insurance. I couldnt pay my phone bill.
Now they (managers) are complaining saying "Well lets hope the owners dont want to kick yall out then". Can they do that? Yes we knew the bill was coming but we kept asking if they had got the bill yet and they kept saying no. We were putting $ back with each check for the elec. bill but was NOT expecting another $500 deposit!!!!
Now tonight we came home and our pipes are busted. We left water running all day even though it was 40 degrees. And the crap still busted. Called the managers at 11pm to let them know. Yes its late but had we just left it alone, they would have been pissed. so we took the risk of waking them up/pissing them off.
manager comes over and says "Well the owner will want rent early to fix this." WHAT THE HELL?? Rent is due next week. We have half of it and will have the rest monday (before rent is due). but to demand rent early because of something that isnt our fault? these peopple are driving me mad!
now im all stressed that they are going to try to evict us. all over this stupid electric bill/company crap!!!. even though when we first moved in we were told as long as rent is paid before the weekend when the owners come down to collect $ and check on things, then we wouldnt have to pay a late fee. but if we did have to pay a late fee it wasnt a big deal. we havent been late on rent so far.
do they really have a right to threaten us like that? (Demanding rent early. saying they may want us out if we cant cough up the $300 electric plus rent right after having to crap out $500 that we shouldnt have had to!!!)
it annoys me all to hell that the owners want us to go through the managers for everything but the managers always have to "discuss with the owners. but they communicate through text! all we ever hear is "oh i texted them. ill let you know when i hear back". really? who does that?!?!?!!!!!
theres several other problems weve found after moving in that we have offered to fix ourselves (SO does construction/instillation/plumbing for a living) and all we asked is that the materials be taken from our rent. because the managers are always busy so getting them to do anything takes FOREVER. and they give us attitude about that too. everything has to be "approved". which i can undersand but seriously? its takes FOREVER to get approval on ANYTHING!
im so glad we only signed a 6 month lease. i want out of here!
You need to look up the tenant rights for your state. I know that in my state the landlord only has a certain amount of days after notification of a problem to fix it (14 I think). I don't think that it is legal to demand rent early to fix a problem. Not in my state at least. The tenant is not allowed to withhold rent until things are fixed so why would the landlord be able to ask for early rent. I doesn't work that way. Please look up the tenant rights. Do not let them make you miserable in your own home. I would not fix anything else. I would send them a letter through the mail so that it is postmarked for proof, of all of the problems that need to be fixed. In my state if they do not fix what they are supposed to within a reasonable amount of time, I can sue them for unfit living conditions. I'm sorry that you are going through this, and I hope that it gets better!!!! GOOD LUCK!!!!!!!!!!!!

we came home one day, everything was fine. and within 10 minutes the manager is banging on out door. there is a fire outside headed right for our house. i could literally stand on my front porch and see flames. cedar trees are everywhere out here and that fire was spreading fast. later that evening the manager admitted it was HER SON that started the fire. he was out in the woods playing with lighters with another child who lives near here.
ohhhhh i was PISSED!
were deff. documenting EVERYTHING. and finding a new place as soon as the lease is up, or sooner if we can find a loop hole.
If your pipes burst they have to fix it with in 24 hours. Its not your problem where they get the money from. I would call them and then send them a certified letter stating they have to make repairs on the house with in 24 hours or you will be taking them to court. I know in NJ your allowed to with hold rent if you give them enough time to do the repairs and they don't do it. TX your not allowed to unless its ordered by the court.
