One change to my house and only one?

It's a toss up.  It would probably be most cost-efficient to add a bathroom upstairs.  My parents made 2 bedrooms in the attic about 40 years ago, so we are now a 3-bedroom house.  We only have 1 bathroom on the main floor.  It would probably be best for re-sale to add that bathroom. 

But that's  not what I WANT.  LOL. I want to to bump out the kitchen to make it better and re-design it. 

So,what's it gonna be?  NEITHER.   Unless this question actually INCLUDES the "money is no object".
